The Dutch company BDP Bouwfond Immobilienentwicklung GmbH is one of the largest project and area developers in Europe. With over 700 employees, the company is represented at more than 20 locations in the Netherlands and Germany. For over 75 years, the real estate developer, which belongs to the cooperative Rabobank, has been realizing both inner-city, mixed-use projects as well as large district-related area developments for broad sections of the population. BDP sees housing construction as a social responsibility: housing should be affordable, sustainable and holistic. In Brühl, a pretty little town centrally located between Cologne and Bonn, the Düsseldorf branch of BDP is currently realizing the “Brühler Freiheit” project. By 2023, a total of 75 houses and 17 apartments will be built here for a wide range of target groups – from families to single people. A new urban quarter with a high quality of living and good infrastructure will be created.

The pent-up demand for housing is high in many locations and the pressure on the housing market is great. There is currently a shortage of over 400,000 apartments per year in Germany. To solve this problem, many cities are once again thinking in terms of large-scale new neighborhoods. Well thought-out neighborhood planning is an important prerequisite for developing sustainable, future-proof residential and living environments. The aim is to reconcile resource-conserving and high-quality spatial development with the requirements of environmental protection, mobility and sustainability. So that a neighborhood remains intact and liveable for future generations.

A neighborhood worth livingin
In addition to its overall concept, the “Brühler Freiheit” project impresses with its location in the middle of the Rhineland metropolitan region, around 20 minutes away from the cities of Cologne and Bonn, both by car and by public transport.
Residents also benefit from the high recreational value of the castle town. Whether nature or culture – everything is just a stone’s throw away here. In addition to good transport links, the new urban quarter also benefits from its proximity to educational facilities, from daycare centers to comprehensive schools, as well as attractive shopping facilities – not just for everyday needs.

This makes “Brühler Freiheit” an ideal residential area for families, singles and senior citizens – a deliberate mix rather than a boring monoculture. This is also reflected in the diversity of the buildings. A total of 75 detached, semi-detached and terraced houses, each with a terrace and garden, are being built in the first two construction phases. All of the homes were individually designed by the architects for the Quatier designed. They will have basements and be built using solid construction methods. The high-quality ETICS façades are sometimes combined with clinker bricks. With up to six rooms, they offer plenty of space for the whole family. In addition, they all have terraces and gardens of different sizes. The terraced houses – so-called core houses with pent roofs – also have additional roof terraces.

BPD attaches particular importance to intelligent, flexible floor plans that make optimum use of living space and adapt to changing living situations. can be customized. At the center of each is an “open space” that combines the living, dining and cooking areas. Generous window fronts combine the outside and inside into a harmonious whole and create an airy feeling of space. In the third construction phase, an apartment building with 17 differently designed 2- to 4-room apartments will be realized. The timeless, classically designed corner building is accessed via two main entrances – each with its own staircase and elevator. All apartments have either a (roof) terrace or a balcony. Five small private gardens around the building and the landscaped courtyard with playing field provide additional open space. The outdoor facilities were designed by landscape planners with varied grading to break up the terrain. Trees and shrubs line the paved streets and paths and create a pleasant microclimate. A centrally located children’s playground offers quality time not only for the young residents of the new residential quarter.

Living comfort anddurable furnishings
Both the homes and the apartments are characterized by a material concept that retains its value: From the bathroom fittings to the smoke detectors, only branded products are used. All apartments are fitted with oak real wood parquet flooring, electric shutters and video intercom systems. Burglar-resistant security locks are just as much a standard feature as underfloor heating, which is also used in most houses. These are supplied and installed by ClimaLevel GmbH, which, with over 20 years of experience in the project business, is a valued partner of general contractors and specialist planners.

Sustainability
In view of climate change, one of the biggest challenges is to make the city a livable and sustainable place to live. Intelligent concepts for heat and energy supply are an essential part of achieving the climate targets. Both the owner-occupied homes and the apartment building in “Brühler Freiheit” use district heating. The former meet the stricter EnEV 2014 limits that have been in force since 2016, while the apartment building meets the GEG 2020 criteria and the BEG Efficiency House 55 requirements.

But sustainability doesn’t just mean lowerCO2 emissions and lower energy costs for residents. A successful neighborhood must also be sustainable as a whole, must have future value and still be attractive for future generations decades after its completion. At Brühler Freiheit, we have placed particular emphasis on a diverse and needs-oriented range of housing. Combined with the existing infrastructure in the immediate vicinity – from excellent transport links and educational facilities to practical local amenities – the new district is a successful milestone for the city and the region,” explains Oliver Ruben, Project Development BPD Düsseldorf. This seems to have been achieved with “Brühler Freiheit”. All residential units were sold shortly after the respective sales launch.
