Living by the water
The old fishing port in Travemünde is currently undergoing a makeover. In addition to a new promenade, the BALTIQUE is a new residential quarter directly on the Trave. By autumn 2024, a total of 251 apartments will be built on around 18,000 square meters. The client is FTG Fischereihafen Travemünde GmbH, a joint venture between the real estate developers FRANK, Hamburg and NGEG, Kiel, which is investing around 120 million euros in the new construction project. The Hamburg branch of PORR GmbH & Co. KGaA’s Building Construction Region North is responsible for the construction as general contractor. The company is part of the listed PORR AG and employs in Germany around 2,300 employees. The company is active at more than 30 locations throughout Germany in the fields of building construction, industrial construction, civil engineering, tunnel construction, traffic route construction, special civil engineering, steel construction and environmental technology. On behalf of PORR ClimaLevel GmbH equipped all apartments with underfloor heating.
Sturban development concept
The use of the “Auf dem Baggersand/Fischereihafen” area in Travemünde is part of a model urban development project. The areas, most of which lie fallow or are used as a large parking lot, were created at the beginning of the 20th century through large-scale backfilling of dredging sand. In close cooperation with the city of Lübeck, to which the Baltic seaside resort has belonged since 1913, the Hamburg-based investment company FRANK created the basis for a sustainable redevelopment of the entire port area by developing and opening up the two sites. A new quarter will be created for the adjacent old town of Travemünde, which will also enhance the surrounding area with new cycle and footpath connections, the relocation of parking spaces and the improvement of green and open spaces. The new construction project “Wohnen auf dem Baggersand” – 254 rental apartments, 47 of which are publicly subsidized – was launched in autumn 2020. The foundation stone for BALTIQUE, the second sub-project directly at the fishing port, was laid in July 2022. The name is no coincidence: Travemünde has numerous ferry connections to Scandinavia and Latvia.
Authentic harboratmosphere
Retain the rugged charm and maritime commercial use, enable a new marina and at the same time create a link between the old town and the existing harbor use. These were the specifications for BALTIQUE. The new residential quarter is intended to blend in harmoniously with the existing buildings and integrate apartments, restaurants and tourist attractions into the authentic harbor atmosphere.
The four building plots blend seamlessly into the old fishing port. Developed by the renowned architectural firm ppp architekten + stadtplaner GmbH, the modern architecture picks up on the maritime atmosphere and quotes the surrounding historic brick architecture. The twelve interwoven buildings are oriented towards the south side and the Trave and were planned taking into account light and visual axes. The houses with a maximum of three storeys are grouped around large, green inner courtyards – a residential complex with a neighborhood character.
A total of 251 apartments and twelve commercial spaces are being built. The 144 owner-occupied apartments and 107 vacation apartments, ranging in size from 41 to 165 square meters, offer a suitable home for every lifestyle. The offer ranges from practical single apartments to luxurious penthouses and attractive vacation homes. All residential units, including the majority with direct water views, have balconies, terraces or roof terraces. The furnishings are just as high quality as the architecture. ClimaLevel GmbH will equip all apartments with underfloor heating.
On the first floors, space for stores and restaurants will enrich the local area and the newly created harbor promenade. Particularly attractive: the Yacht Club Fischereihafen Travemünde with its marina, where yachts, fishing boats and historic sailing ships are moored together in harmony, is right on the doorstep.
Decentralized energysupply
A decentralized energy concept covers the heat and power supply for the new district. While two combined heat and power plants (94.9 percent efficiency) with each with an output of 166 kW (100 kW electrical output) cover the base load, two gas condensing boilers are available for the peak loads. All condominiums and vacation apartments are equipped with home stations that allow the heat to be billed directly to the respective users. They can be controlled via the app, and self-learning control technology makes them particularly efficient.one third of the total of 259 underground parking spaces can be optionally equipped with charging points. The connected load for electromobility can be reduced by 75 percent through intelligent load management.
Valued project partners
Working in the middle of one of Travemünde’s main tourist attractions right on the waterfront poses a particular challenge for the construction site logistics. One challenge for adherence to schedules and costs is the planning and organization of individual owner wishes. The clients once again placed their trust in PORR’s expertise and reliability and commissioned its Building Construction Region North, Hamburg branch, with the realization of BALTIQUE. With its strategic focus on “Green and Lean”, PORR is promoting climate-neutral construction projects, smart technologies and partnership models for holistic cooperation. With LEAN approaches in the Design and Construction departments, projects are managed in a modern and efficient way.
However, the success of the project depends not least on the optimal interaction of all project partners involved. ClimaLevel GmbH has been active in the project business for over 20 years and is a valued partner in the industry. The specialist for panel heating systems has proven its expertise in projects of this size. Many customers are “repeat offenders”. PORR GmbH & Co. KGaA is no exception. On behalf of Hochbau Region Ost, Berlin branch, the company has equipped large projects with underfloor heating, such as the 239 apartments in the new “Parkstadt Karlshorst” district in Berlin-Lichterfelde.

From fall 2024, the new residents will be able to enjoy maritime flair and cozy comfort.
