From neighborhood center to modern residential complex
On the site of the local shopping center built during the GDR era Dolgensee-Center in the Friedrichsfelde district of Berlin-Lichtenberg, 678 apartments for around 1,200 people as well as commercial space and a daycare center were completed this summer. Despite its high population density, Friedrichsfelde is a very green district with open housing estates and several spacious parks. South of the Alt-Friedrichsfelde district center, numerous residential buildings have been built since the interwar period and the district has become increasingly densely populated. In addition to smaller, suburban-looking complexes with tenant gardens, there are also large blocks with up to 20 storeys.
The new Dolgensee-Center, situated in a quiet southern peripheral location, takes up the urban structures of the adjacent settlement. The resulting U- and L-shaped building structures promote the character of quiet residential courtyards on the one hand and open up visual relationships and pathways that integrate the residential complex into the entire residential area on the other. Nevertheless, its high-contrast façade design and loggias make it stand out visually from the residential buildings of the 1960s to 1980s.
The two ten-storey buildings are accessed via 12 staircases and offer affordable living space for around 1,200 people on a total living space of around 43,360 m². The total of 678 rental units are divided into one- to four-room apartments ranging in size from 30 to 100m2.
50 percent are offered at subsidized net rents, 232 are barrier-free.
No “Plate 2.0”
The go-ahead for the major project was given in September 2018. Despite some delays – not least due to the coronavirus pandemic – it was completed in just under three years. This was made possible by the use of standardized, modular components. A total of 831 prefabricated bathroom cell modules in various sizes and layouts were used, already fully equipped with shower or bathtub, WC, fittings and tiles. They were installed during the shell construction phase and only needed to be connected to the cable modules. can be connected.
Series production with prefabricated components could be reminiscent of prefabricated buildings in the GDR era. But the Dolgensee-Center is not a “slab 2.0”, but a modern, sustainable residential complex. “Pre-production guarantees consistent quality and saves an enormous amount of time,” explains Christian Kadow, senior site manager at Berliner Branch of MBN Bau GmbH and responsible for the project. “On average, it takes 18 working days per bathroom; with the prefabricated bathroom cells, we can do this in 30 minutes.”
The lean construction principle, in which the trades move through the individual storeys one after the other, also ensures that construction progresses smoothly and efficiently. With the Lean App developed by MBN Bau, construction progress can be closely monitored and problems quickly identified and resolved. “Thanks to lean construction, we were able to complete each of the twelve construction phases from ‘excavator to handover of keys’ in just 14 months,” reports Kadow. “Time means money. The better the time management, the cheaper we can build and the more affordable the new living space will be.”
Modern equipment, low energy costs
All apartments in the Dolgensee-Center have spacious loggias and well-designed floor plans for a wide variety of living concepts. All apartments are equipped with underfloor heating – supplied and installed by ClimaLevel – and linoleum planks. in wood look.
In addition to the low net cold rents, the savings in energy and water consumption resulting from effective thermal insulation and modern building technology also help to make the housing affordable.
The Dolgensee-Center has not only created urgently needed living space for the growing city of Berlin, but also a new neighborhood. A benefit for the residents and the district of Lichtenberg.
