Successful in Berlin
Successfully active in residential construction for over 30 years, the wvm Group has developed into Cologne’s largest owner-managed property developer. In 2017, the company, which covers the entire value chain, opened a location in Berlin and has ambitious goals here too. There are currently 821 apartments under construction. ClimaLevel Energiesysteme was or is involved in two projects in Berlin-Weißensee. The company equipped a total of 80 units in the Pistoriusstrasse residential complex with underfloor heating. There will be 60 in the Roelckestraße residential complex.

Living in Weißensee
Built around the turn of the century, Berlin-Weißensee combines capital city flair with family-friendly, relaxed living. An ideal environment for families, young couples and retirees looking to downsize – a target group that wvm Gruppe Berlin’s Pistoriusstrasse project, due for completion in 2023, is perfectly suited to. The 80 one- to five-room apartments ranging in size from 32 to 142 m², some of which are designed as a “house within a house”, are spread across two buildings. All have balconies or loggias, the first floor apartments have a garden area. The fittings are high-quality, durable and contemporary. Underfloor heating and external sun protection ensure comfort and a pleasant indoor climate.
Sustainability also played a major role in the planning. This is reflected in the choice of materials and planning. “The buildings have green retention roofs and all underground parking spaces are equipped with charging stations for e-mobility. The bicycle parking spaces also include cargo bikes to meet the sustainable mobility requirements of the residents,” explains project manager Madeleine Anken. “The energy supply is based on environmentally friendly district heating and intelligent load management ensures the optimal distribution of electricity.”

Hermann 111
The guiding principles behind the current construction project in Roelckestrasse, “Hermann 111”, were similar, although the focus here was more on “living in green surroundings”. The generous ratio of living space to plot area, the planting of many trees and the design of the outdoor facilities create a small green oasis in the middle of the city. Spread over four buildings, a total of 60 apartments are being built, the layout, size and furnishings of which largely correspond to the Pistoriusstrasse project. Heat will be supplied via a heat pump system with a photovoltaic power supply as well as heat pumps with PV and a small CHP unit for heating water. The electricity generated by the photovoltaic system also serves as an energy source for pre-equipped e-mobility. The residential complex is scheduled for completion in the first quarter of 2026. “We are currently well on schedule. The experience from Pistoriusstrasse has given us valuable insights,” reports Madeleine Anken, who is also responsible for the project at “Hermann 111”. “Good partner-
relationships, such as with ClimaLevel, have proven their worth and will be continued. We have expanded our Optimized interfaces and improved some execution details to further increase quality and efficiency.”
Building in Berlin
In addition to the already difficult framework conditions, property developers in Berlin are particularly challenged by the requirements and specifications, some of which vary considerably from district to district. Furthermore, inner-city logistics is a complex task that requires innovative and flexible solutions. “It is precisely these challenges that drive us to develop ever more efficient and creative concepts. We were able to complete the Pistoriusstrasse project on schedule after 24 months of construction, although the complicated gap closure was a very demanding task. The construction site on Roelckestrasse has also gone according to plan so far,” explains Madeleine Anken. “With our qualified, dedicated teams, the experience we have gained over the past 30 years and, last but not least, thanks to the good and trusting cooperation with our partner companies, we are able to successfully implement our construction projects by constantly adapting and optimizing our processes.”
