The Bow

Freiburg’s best building for the “war for talents”: that is the aim of The Bow.
The ultra-modern office building is currently under construction on the freight depot site in Freiburg im Breisgau.
The client is Projekt IKS 2021 GmbH, a joint venture between the Freiburg-based Hirt family and Dreßler Bau GmbH.
In addition to project development, the latter is also responsible for structural implementation.
The Bow was designed by the renowned Hamburg star architect Hadi Teherani.
The lighthouse project, which will cost around 30 million euros, should be ready for occupancy in summer 2025.
Following the successful collaboration on the CarlsCube project in Karlsruhe, Clima
Level Energiesysteme GmbH will also equip The Bow with its innovative ClimaLevel climate floor.

Dreßler Projektentwicklung GmbH has set itself the goal of placing its projects among the best buildings on the respective market in terms of quality, architecture, connectivity and sustainability.
What was achieved in exemplary fashion with the CarlsCube in Karlsruhe is now to be achieved with The Bow in Freiburg.
The conditions for this are ideal: the combination of project development and in-house execution has already proven itself with CarlsCube and Dreßler-
house in Aschaffenburg, and the office of Hamburg star architect Hadi Teherani is a renowned designer.

Architectural highlight for the new city quarter
Since 2002, a modern, mixed-use urban quarter has been under construction on the approximately 39-hectare site of the former Freiburg freight depot.
The new district is booming – not least due to its proximity to the city center and good transport infrastructure.
The only criticism is that the architecture is not very original.
With The Bow, the district now has an urban development highlight.

Due to the unique location of the property on a curve, the Architect Hadi Teherani designed a closed, dynamic block with an arcade on the outside and an expressive projection at the north-western end.
A structural challenge: to support the load of the special fanning out, two diagonal continuous supports are concreted on site using special formwork.

While the street-side arcade below the cantileverthe cantilever in a rather urban-looking plaza, theAt the rear of the building, there is a quiet green area lined with large trees.
On this side, each unit has its own access to spacious loggias and balconies, which are staggered floor by floor and thus echo the dynamic shape of the curve.
A spacious communal terrace on the fifth floor is available to all tenants.
Not only a place to relax, but also an inspiring meeting place for creative and productive outdoor work.
The building comprises around 6,700 square meters of rental space in 17 units, which can be flexibly combined on each floor.
The office spaces are designed in such a way that they can be divided individually, thus enabling both classic and new work office concepts.

Certified: Sustainability and connectivity
The project is not only innovative in terms of design: A photovoltaic glass façade – in addition to its function, also a striking architectural design feature – and the roof surface fitted with PV elements will provide the majority of the self-sufficient electricity generation.
E-charging stations in the underground garage and at all outdoor parking spaces are a further element of this outstanding project.

Environmentally friendly heating energy is supplied by the local district heating network, which is fed by a natural gas cogeneration plant.
The aim is to obtain a DGNB gold certificate.

A key criterion for renting office space, in addition to the flexible layout of the rental space, is an optimal, fail-safe digital infrastructure – especially for technology-related sectors.
The Bow is the first
New office building in Freiburg, which has been awarded a gold certificate from the international rating system Wired-Score for connectivity.

Optimal working atmosphere
A pleasant indoor climate is essential for well-being and performance, which is ensured in The Bow by the innovative climate floor, which conducts heating and cooling energy as well as fresh air into the office space. The multi-floor developed by ClimaLevel GmbH combines heating, cooling and ventilation in a single system. The combination of conventional underfloor heating and airflow makes this solution as responsive as it is energy-efficient. In addition, the sophisticated ventilation technology ensures a constantly optimal room climate, which prevents the unpleasant side effects of conventional air conditioning systems such as draughts or “cold lakes” on the floor. And the multi-floor offers yet another advantage: thanks to the integrated level for underfloor cabling, the entire TGA can be “banished” to the floor. “After our very positive experience with the ClimaLevel multi-floor in our major CarlsCube project, it was no question for us to use the system in The Bow as well. Following the start of construction in November last year, the foundation stone for the flagship project was laid in February; completion is planned for summer 2025.
