The Stadtparkviertel is one of the most sought-after locations in Bochum. With its villas and town houses, it has grown naturally over the decades and has lost none of its classic charm to this day. Eckehard Adams Wohnungsbau GmbH is developing and building a new residential quarter in this premium location on a former RWE site: the “Dichterviertel am Stadtpark”. Surrounded by two green oases – the city park and the Schmechtingswiesen – it is located just a few minutes from the city center and ideally combines both green and urban aspects.

A neighborhood development in such a location is a stroke of luck. And so Eckehard Adams Wohnungsbau GmbH did not hesitate for long when the RWE site in Bochum’s Stadtpark district came up for sale. A new residential quarter with around 200 apartments and six townhouses will be built in four construction phases by 2023. The Essen-based real estate company has been active for 40 years, primarily in the Ruhr region and the Rhineland, and specializes in the development of high-quality properties in the Ruhr area.
1A locations specialized. “We have high quality standards when it comes to architecture and furnishings, and of course this can only be achieved economically at good addresses,” explains Managing Director Stefanie Anna Adams. “The ‘Dichterviertel am Stadtpark’ location couldn’t be better. Both recreation in nature and all the amenities of an urban infrastructure are just a few minutes’ walk away.”

Construction is being carried out in four phases: Quarters A and B were already completed last year: Six high-quality apartment buildings with a total of 84 1- to 4-room apartments for rent (Quartier A) as well as six townhouses and three apartment buildings with 28 condominiums (Quartier B). Neighborhoods C and D are currently under construction with 55 condominiums.respectively 35 rental apartments. Completion is planned for the end of 2022 or early summer 2023. All residential units have sun terraces or balconies, and the townhouses also have private gardens. Some condominiums in quarters B and C are designed as house-in-house maisonettes with the character of single-family homes. Above each of these are penthouse apartments with largespacious roof terraces. Each of the four quarters has its own underground parking garage.

Classicist architecture
Together, the four districts form a homogeneous ensemble that is characterized by a uniform design language. The architecture is based on the design principles of the adjacent existing buildings and takes up the classicist architectural style of the Wilhelminian-style villas. With their bosses, cornices and cornices as well as mansard roofs, the building structures seamlessly into the surroundings. The high-quality design is emphasized by the entrances in natural stone and the spacious marble entrances. Quarter D represents a special feature: The façade of the old RWE administration building is a listed building and must be integrated into the new building block.

All buildings are constructed using solid construction methods and meet the ecological and economic requirements of modern construction. Some of the quarters are built to KfW Standard 55 erected. “For us, sustainability starts with optimal planning that ensures the effective use of materials,” explains Managing Director Michael Buhk. “In addition, the energy supply naturally remains the decisive factor. In 99 percent of all projects, we rely on geothermal heat pumps in combination with photovoltaics. In the Dichterviertel, however, a connection to the district heating network was possible – in combination with room temperature-controlled hot water underfloor heating, this is a solution that is as efficient as it is convenient.” As a long-standing project partner of Adams Wohnungsbau, ClimaLevel all residential units with its panel heating systems. “Reliable partners are essential for us,” explains Michael Buhk. “ClimaLevel has been impressing us with its expertise and quality for over 15 years.” Another sustainability factor: all underground parking spaces are pre-equipped for e-mobility and around 60 percent of owners have opted for an e-charging station installation.

Coveted home
The individual quarters are framed by natural stone walls. The areas and courtyards in between are greened and provided with a sufficiently thick layer of substrate so that hedges, shrubs and trees can also be planted. A concept for near-surface drainage was also implemented. A central play area and various quiet zones ensure a pleasant quality of stay. Living in the new Dichterviertel residential quarter is in high demand. All residential units were taken shortly after marketing began. “With apartment sizes ranging from 45 to 150 square meters and the spacious townhouses, we can offer a nice mix of apartments for a broad target group,” reports Stefanie Anna Adams. “From singles and young couples to the over-60s generation and families with children – everyone will find a suitable home here.”
