New neighborhood for Berlin
We are currently project partners in one of the capital’s most ambitious new construction projects: WATERKANT Berlin, a new neighborhood in one of Berlin’s most beautiful waterfront locations directly on the Havel. The new urban quarter combines urban living with natural surroundings. It offers a wide range of leisure activities and quick access to the City West.
WATERKANT Berlin is part of Wasserstadt Oberhavel, one of Berlin’s largest urban development projects with a total of over 12,750 residential units as well as schools, daycare centers, green spaces and commercial areas. The developers are the state-owned housing associations Gewobag and WBM. WATERKANT Berlin is set to set new technical, ecological, economic and functional standards. The district was already awarded the DGNB platinum pre-certificate in 2018 for its sustainable energy concept, innovative mobility solutions and social services. As the central partner and general contractor, Schrobsdorff Bau AG is building over 2,000 residential units including underground parking, commercial space, two daycare centers and a combined heat and power plant in several sub-projects on behalf of Gewobag.

Serial construction
DIE WATERKANT Berlin is being realized in three construction phases. The apartments in the first and second sub-projects have already been completed. Currently, 624 apartments and a daycare center are being built in sub-project 3a, with around 288 further units in sub-project 3c by 2027. Schrobsdorff is setting new standards in the current sub-project 3a: some of the 15 residential buildings are being constructed in series. Originally, a conventional solid construction method was planned for all buildings. During the planning phase, it was decided together with the client to build some of the residential buildings in serial construction – an approach that is becoming increasingly important in times of rising construction costs, high demand for living space and ambitious climate targets.
Prefabricated lightweight concrete walls made of expanded clay are used – a resource-saving building material with a low dead weight that significantly reduces CO₂ emissions during both transportation and structural design. Expanded clay also impresses with its moisture-regulating, sound-insulating and recyclable properties as well as its excellent thermal and fire protection. In addition to the expanded clay walls, hollow chamber ceilings and sanitary registers are also prefabricated in the factory and assembled on site. This efficient construction method enables a significantly shorter construction time, reduces costs and minimizes the ecological footprint of the project. Completion of sub-project 3a is scheduled for June 2026.
Affordable housing
Last but not least, the innovative serial construction method makes it possible to provide affordable living space in this sub-project as well as in the entire WATERKANT Berlin. The housing on offer consists of 1- to 5-room apartments as well as modern cluster apartments and is aimed at people at all stages of life and with a wide variety of needs. life plans.

A milestone
WATERKANT Berlin is the largest project in ClimaLevel’s company history to date. In total, we have equipped around 1800 residential units and a day-care center with ClimaLevel underfloor heating. Once again, we have demonstrated our expertise as a reliable partner in the project business. Both Schrobsdorff Bau AG and its long-standing TGA project partner, Berlin-based Ingenieurgesellschaft HOLTHOFF mbH, have relied on the experience of ClimaLevel GmbH for many years. We look forward to further joint projects.
