Eckehard Adams Wohnungsbau GmbH is realizing a new residential quarter in this premium location with GOLDECK No. 1. Divided into seven buildings, a total of 102 residential units are being built: 57 owner-occupied apartments and 45 affordable and publicly subsidized rental apartments. Two commercial units are also planned. As a long-standing project partner, we are equipping all of the residential units with our panel heating systems. Completion is planned for the end of 2025.

You don’t come across a property in this location every day: centrally located in one of the most sought-after residential areas of the state capital, with upmarket retail, a wide range of restaurants, lots of greenery, right on the Rhine and optimal transport infrastructure. There is no better place to live in Düsseldorf.
Following the demolition of the old, dilapidated outdoor pool in Oberkassel, the city of Düsseldorf put the 5,000 square meter site up for sale – and used the proceeds to finance the construction of a new swimming pool in the immediate vicinity of the Rhine. Eckehard Adams Wohnungsbau GmbH, together with Aachen-based project developer Landmarken AG and Konrath und Wennemar Architekten Ingenieure, Düsseldorf, won the investor competition in 2019. The Essen-based real estate company has been active for over 40 years, primarily in the Ruhr region and the Rhineland, and specializes in the development of high-quality properties in prime locations. “We have high quality standards when it comes to architecture and fittings, and of course this can only be achieved economically at good addresses. to realize our projects,” explains
Managing Director Stefanie Anna Adams-Pescher. “The location of GOLDECK No. 1 is ideal. Both recreation in nature and all the amenities of an urban infrastructure are just a few minutes’ walk away.”
For Eckehard Adams Wohnungsbau GmbH, GOLDECK No.1 is not the first residential construction project of this size in NRW. Similarly large construction volumes have already been realized in the Ruhr metropolitan cities, including the “Dichterviertel” in Bochum with around 200 residential units at the Bochum Stadtpark. In Düsseldorf, exclusive single-family residential projects such as the Kaiservillen in the idyllic Kaiserswerth district have already been built.
Target group: From families to trainees
GOLDECK No. 1 will be a building ensemble by the end of 2025 that blends harmoniously into its surroundings. The design by Konrath and Wennemar Architekten Ingenieure is based on the Wilhelminian-style surroundings, in which house after house is arranged, creating a vertically structured city. A mixture of clinker brick and rendered surfaces reinforces the vertical structure of the design in adjacent townhouses. Their façade design in different shades of gold, from white to rose gold, gives the project its name. The seven buildings are grouped around an inner courtyard, designed by Stephan Lenzen Landschaftsarchitekten, Cologne, with a water feature and benches, and offering direct access to the adjacent park. The apartments on offer in GOLDECK No.1 – 102 residential units and two smaller commercial units – are aimed at families as well as couples and singles. The gross floor area is 18,203 square meters.
The 57 high-quality condominiums are designed as house-in-house apartments in maisonette style with their own separate entrance and special garden usage rights, modern floor apartments with generous The apartments have been designed as either sunny balconies or penthouse apartments with roof terraces and the option of open fireplaces. Depending on the variant, they have one to five rooms and approx. 47m2 to approx. 176m2 of living space. Each apartment comes with an underground parking space.
The 45 price-reduced and publicly subsidized rental units – all multi-storey apartments with balconies or loggias – also have different layouts. A special offer is aimed specifically at trainees: Four-room apartments with a shared living area as well as a kitchen and bathroom.

Luxurious furnishings
The design, quality and comfort of the interior fittings are as sophisticated as the architecture. The penthouses have radio-controlled aluminum Venetian blinds, while the apartments and house-within-a-house layouts have electric shutters. All apartments have real wood parquet flooring and the walls are finished in Q3 quality with high-quality non-woven paint. The bathrooms and shower rooms are equipped with comfortable, floor-level showers with real glass partitions, bathtubs and towel radiators. When selecting suppliers, products from well-known manufacturers are used consistently, such as GIRA for electrical fittings including video intercom, Villeroy & Boch for wall and floor tiles and high-quality sanitary products from GROHE in the bathroom area.
Sustainability right from the start
All buildings are constructed in solid construction to KfW 55 standard and meet the ecological and economic requirements of modern construction. “For us, sustainability starts with optimal planning,” explains Managing Director Michael Buhk. This continues on the construction site. This includes the use of materials, conservation of resources, transportation, avoidance of pollutants and preservation of biodiversity.
Equally relevant are aspects relating to social responsibility on the construction site, such as the safety of all those involved in the construction and protection in the event of damage. In order to make this transparent and comprehensible for partners and purchasers, the GOLDECK No. 1 project has been certified as a sustainable construction site by the German Sustainable Building Council (DGNB).
In addition, the energy supply remains the decisive sustainability factor. Eckehard Adams Wohnungsbau GmbH relies on geothermal energy and geothermal heat pumps in conjunction with photovoltaics for 99 percent of all projects. In the GOLDECK No. 1 project, however, it was possible to connect to the district heating network. in combination with room temperature-controlled hot water underfloor heating is a solution that is as efficient as it is comfortable. As a long-standing project partner of Eckehard Adams Wohnungsbau GmbH, we equipped all of the residential units with our ClimaLevel panel heating systems, while other elements of the ecological concept include triple-pane thermal insulation glass, intensive roof greening and sustainable rainwater management as well as an intelligent e-charging station management system.
Economically, socially and ecologically
At the topping-out ceremony in September 2024, Managing Director Michael Buhk emphasized the importance of the project: “GOLDECK No. 1 is a challenge that we were happy to take on, and not just because of the turbulent economic times. We have developed an economically, socially and ecologically sustainable, functional and socially just project by making use of all the possibilities offered by building law, planning and construction.” And a successful one: the project is on budget and on schedule. Over 70 percent of the condominiums have now been sold. The rental units have been acquired by the Landmarken AG family office. At the end of the year, owners and tenants can look forward to their new homes.
