With over 20 years of experience, ClimaLevel Energiesysteme GmbH has earned a reputation in the construction industry as a reliable and trustworthy project partner. Most of our clients are repeat customers. This is also true of Eckehard Adams Wohnungsbau GmbH. Based in Essen, the real estate company has been active for 45 years, primarily in the Ruhr region and the Rhineland, and specializes in developing high-quality properties in prime locations. The project developer is currently building the \u201cAm Schlosspark\u201d residential neighborhood in Bochum-Weitmar. By the end of 2028, 288 rental apartments and 37 condominiums, as well as a daycare center, will be completed on a total area of approximately 3.7 hectares. The investment volume totals approximately 136 million euros. Following our successful participation in the \u201cDichterviertel\u201d project in Bochum (2022) and the \u201cGOLDECK No. 1\u201d project in D\u00fcsseldorf (2025), we are now also equipping all residential units in the new \u201cAm Schlosspark\u201d residential neighborhood with our surface heating systems. <\/b><\/b><\/p>\n

Just like the site at Bochum\u2019s Stadtpark, where Eckehard Adams Wohnungsbau GmbH built the \u201cDichterviertel,\u201d the new residential neighborhood \u201cAm Schlosspark\u201d stands out for its location in southwest Bochum: Located directly adjacent to Schlosspark with its mature trees and in the immediate vicinity of the Weitmarer Holz landscape conservation area, it is surrounded by greenery while also offering easy access to the city center via public transportation within walking distance. After the real estate company won the urban planning competition for the development of the site in 2019, construction began in late 2023 following the approval of the zoning plan. On the eastern construction site, a total of 246 rental apartments and a daycare center will be built by the end of 2026 across three sub-blocks (A, B, C). The fourth sub-block (D) on the western construction site, which was acquired in 2026, comprises 42 rental apartments and 37 condominiums, which are scheduled for completion by the end of 2028.  <\/span><\/p>\n

In addition, the neighborhood will feature six underground parking garages with a total of 240 parking spaces. All rental apartments were purchased by VIVAWEST Wohnen GmbH, Gelsenkirchen, prior to the start of construction on each project. The condominiums are being marketed directly by Eckehard Adams Wohnungsbau GmbH. <\/p>\n

An Attractive Mix of Housing for a Broad Target Audience<\/b><\/b><\/span>While the four buildings in Subdistrict A\u2014which also includes the daycare center\u2014are arranged side by side, the buildings in Subdistricts B and C\u2014the eastern construction site comprises a total of 23 buildings\u2014are grouped around separate courtyards. Directly across from the castle park, two \u201ctowers\u201d serve as architectural focal points. With their five stories and hipped roofs, they tower over the otherwise four-story buildings and form a kind of entrance portal to the castle park. On the western construction site\u2014Sub-quarter D\u2014two apartment buildings are being constructed. The design of the exterior facades, featuring different window shapes and colors, clinker brick strips, and textured stucco facades with color accents, ensures a varied and distinctive building appearance.  <\/span><\/p>\n

Housing Options <\/span>is aimed at a broad target audience: The 246 rental apartments on the East Site include 1- through 5-room units ranging from 42 to 138 square meters, while the 42 on the West site consist of 2- to 4-room apartments ranging from 52 to 107 square meters. About 30 percent are publicly subsidized. Comprehensive Environmental Plan
<\/b><\/span>All buildings are constructed using solid construction methods and meet the environmental and economic standards of modern construction. Sub-districts A through C meet the KfW 55 standard, while sub-district D is being built to the Efficiency House 40 standard. As a general rule, all projects by Eckehard Adams Wohnungsbau GmbH utilize geothermal heat pumps in combination with photovoltaic systems. On the eastern construction site (sub-neighborhoods A, B, and C), this solution was successfully implemented despite unfavorable soil conditions\u201490 boreholes ranging from 30 to 180 meters were required. The energy supply for Subblock D on the western construction site is provided by an air-to-water heat pump and a photovoltaic system. Solar modules with a total output of 309 kWp are installed on one-quarter of the roof area of Subblocks A through C. The solar system for the fourth sub-quarter is currently in the planning stages. In the near future, a tenant electricity concept is to be implemented through the energy provider. The sub-quarters are supplied by decentralized heating plants. A buffer storage tank provides heat storage, and hot water is supplied via a fresh water station. <\/span><\/p>\n

As a long-standing project partner of Adams Wohnungsbau, we equip all residential units with our surface heating systems\u2014a room-temperature-controlled hot-water floor heating system\u2014which, when combined with renewable energy sources, provides a solution that is both efficient and comfortable. <\/span>As part of the e-mobility initiative, 10 percent of the parking spaces will be pre-equipped accordingly, and meter spaces and charging lanes are planned for all of them. In addition, sharing stations for electric vehicles and electric cargo bikes will be available. <\/span><\/p>\n

A Good Atmosphere
<\/b><\/span>In addition to climate protection, adapting to changing climatic conditions and their effects is playing an increasingly important role in neighborhood planning. The \u201cnatural\u201d fresh-air corridor from the castle park was incorporated into the plans and ensures good ventilation for the new residential complex. All buildings are equipped with green roofs featuring a raised structure. In addition to providing a natural cooling effect, they support rainwater management in the neighborhood. Spacious front yards and garden areas with trough systems allow for surface rainwater runoff management: Rainwater is retained and allowed to infiltrate the ground rather than being discharged directly into the sewer system. The courtyards are landscaped and provide space for play areas and quiet zones. <\/span><\/p>\n
