The new office building in Mannheim&#8217;s Eastsite, one of the most powerful IT clusters in Europe, will be the headquarters of the ICS Group, initiator of the project, from fall 2026. Within ten years, the Eastsite office park at Mannheim City Airport has developed into a sought-after address for companies in the information and communication technology, biotechnology and medical technology sectors. The attractiveness of the location is based not only on its central, easily accessible location but also on the architecturally appealing development concept, Innovative Office Worlds MAXXHeim, Mannheim, which gives the site a special campus character. MAXXHeim is the last major construction project on the seven-hectare site. The new building is being developed by Dre\u00dfler Projektentwicklung GmbH; the Dre\u00dfler branches in Karlsruhe and Darmstadt are responsible for the construction work.    <\/p>\n<p> <strong> Iconic architecture<\/strong><br \/>MAXXHeim is being built on a corner plot in a prominent location. The client wanted a building whose design would blend into the urban context and at the same time stand out as an architectural exclamation mark. The design by Berlin architects Eike Becker_Architekten convincingly meets these requirements: With its flowing volume and striking fa\u00e7ade, the office building is an aesthetic counter-design to the architectural sequence of rooms in the Eastsite, which is otherwise strictly organized according to right-angled grids. This gives it a high recognition value and an identification factor, while at the same time adding value to the appearance of the district. The defining architectural element of the building is the concave curved north and south sides and the resulting tail- Photo@Eike Becker_Architekten lated floor plan.    <\/p>\n<p>The transparent glass-aluminum fa\u00e7ade with its wall-high window surfaces is defined and structured by vertical pilaster strips and horizontal cornice bands &#8211; a filigree network that runs across the entire volume of the building. The prefabricated fa\u00e7ade modules are placed in front of the structure. Due to the curved design, the fa\u00e7ade grid deviates from the construction grid &#8211; a particular challenge As in the entire building, transparency also plays a decisive role in the lobby of the MAXXHeim, which features public areas, social areas, meeting zones as well as communication and meeting spaces. As a specialist in the development and realization of innovative office environments, Dre\u00dfler Bau is responding to these changes. Like the most recent reference projects of the Germany-wide developer and construction company, MAXXHeim is also certified according to both DGNB and WiredScore.  <span class=\"Apple-converted-space\"> <\/span><\/span><\/p>\n<p><span>Built according to KfW 55<\/span><span>efficiency house standard. Heat is supplied via a district heating connection from MVV Netze. A photovoltaic system installed on the roof is part of the power supply. The modular fa\u00e7ade elements with highly thermally insulated triple glazing also contribute to the energy balance and provide generous natural lighting for the floor areas. Digital building automation using I&amp;C technology for heating and cooling ensures the energy-efficient operation of the building. The fast-reacting and efficient multi-floor developed by us contributes to the resource- and cost-saving energy supply concept.
