In the picturesque town of Br\u00fchl in North Rhine-Westphalia, a new residential quarter is being built that will enrich the region’s housing market. With a focus on sustainability and comfort, two construction projects with six apartment buildings each are being realized. The construction company weisenburger bau GmbH is building a total of 284 turnkey residential units for rent for Vivawest Wohnen GmbH. This ambitious project not only offers modern and affordable housing options for a tight rental housing market, but also integrates innovative ecological standards and well thought-out infrastructure.<\/b><\/span><\/p>\n

Comfortable facilities for all residents
<\/b><\/span>The design of the two building plots provides for six apartment buildings of different sizes to be arranged around a shared green and recreational area in the middle of the plot. The 11,318m2<\/sup> total living space of the first 140 residential units, divided into two- to four-bedroom apartments, was completed by summer 2023. The second construction site will have an almost identical development, with the arrangement of the buildings mirrored to create a symmetrical urban image. A total of 144 residential units will be created in this second construction project, of which just under 30 will be publicly subsidized. Completion of the second construction field is planned for winter 2024. In addition to high-quality floor coverings and sanitary facilities, each of the 284 residential units has a terrace with a private garden, a balcony or a roof terrace, offering residents a personal outdoor retreat. Furthermore, all buildings have a basement to create additional storage space. Elevators in all stairwells provide step-free access to the residential units. There is an underground parking garage under both building plots, each of which has 144 parking spaces. <\/span>As part of the forward-looking mobility concept, 30 parking spaces in the first underground parking garage are equipped with a power connection to enable the charging of electric vehicles. In the underground parking garage of the second project, 95 percent of the parking spaces are equipped with charging facilities. This forward-looking planning offers future tenants flexibility in their choice of mobility and drive type, while at the same time helping to reduce the burden on the streetscape thanks to the ample parking facilities available.<\/span><\/p>\n

Sustainability in the company
<\/b>The six apartment buildings are being constructed by weisenburger bau GmbH in accordance with the guidelines of the Energy Saving Ordinance (ENEV) and the Kreditanstalt f\u00fcr Wiederaufbau (KfW) 55 standard. This not only ensures energy-efficient construction, but also helps to reduceCO2 emissions<\/sub>. The insulation materials used for the building envelopes, coupled with modern, energy-saving building technology, ensure a favorable energy balance and low heat loss. The use of district heating from the Stadtwerke Br\u00fchl network ensures an environmentally friendly heat supply for the residents. Underfloor heating within the residential units ensures even and pleasant heat distribution. <\/span><\/span><\/p>\n

The construction company commissioned ClimaLevel Energiesysteme GmbH to plan and install the underfloor heating. Thanks to the open communication and the smooth installation process, weisenburger bau also awarded ClimaLevel the contract for the underfloor heating systems on the second construction site.<\/span><\/p>\n

Focus on quality of life
<\/b><\/span>In addition to the modern apartments, great importance is attached to the design of the outdoor facilities. These will be equipped with generous green spaces, shrubs, trees, hedges and playgrounds to create a pleasant atmosphere that invites people to relax. <\/span><\/span>At the same time, the greenery provides a good micro<\/span>climate in the neighborhood. A well thought-out route connects the individual residential buildings with each other and enables a harmonious flow between the different areas. The building project in Br\u00fchl represents a successful combination of modern living comfort and sustainable construction. With a clear focus on the needs of future residents and an environmentally friendly infrastructure, this project sets an example in the residential construction sector. The successful integration of nature and urbanity creates a livable neighborhood that offers both living space and quality of life.<\/span><\/p>\n

Dealing successfully with challenges
<\/b><\/span>The pandemic, the conflict in Ukraine and the flooding during the construction phase presented the project team with unforeseen challenges. These events resulted in material shortages and price increases. By building according to the lean construction principle, the project team was able to minimize the amount of material, time and work required. Thanks to this measure and, in particular, the constructive and proactive cooperation of all those involved, the consequences were largely mitigated and both projects were a success.<\/span><\/p>\n
